万科云,位于天河智慧城核心,是万科的标杆项目,无论是从城市构想还是新型产品的开发上,万科云一开始就被赋予了试验的性质。
 
工业社会的专业化致密分工造成了许多单一的和孤立的生产和生活活动,与之相对应的空间组织模式也是分离的和静态的。而高密度的趋势和权利的集中促使建筑在平面化的土地上向高空发展。两者作用的结果就是方尖碑式指向天空的孤岛,刻板重复的盒子空间和过长单一的竖向流线,限制了使用的丰富度,空间固化重复。与其建造又一个盒子把人禁闭在一种僵化的环境中,不如把人们从局限中释放出来,让城市进入一种充满交流、参与和偶发性的柔性空间机制。万科云是对理想立体城市的一次初步探索,试图将连接天地的延绵循环在立体的空间里交织,恢复人们活动的随意性和增加随机交流的机会。这像是一种城市地貌的重塑,让建筑成为土地的延展而不再孤立。
 
万科云是一座大体量的建筑。40米的限高,八万多平方米的计容面积布局在三万平方米的不规则转角地块上。如果采用传统产业园的独栋布局,那它将会是一个稠密的建筑方阵。万科云的设计另辟蹊径,采用了六角形的环形布局,释放了九千平方米的内庭院和一万多平方米的外部开放空间!这个巨环是通透开放的底部的孔洞促成了内外的渗透;上方的挖空和起伏产生了多样化的立体公共空间层次,也把阳光和自然风带进内院。环形的起伏,形成了四百米长的三维屋顶花园。这种公共性和开放性在设计过程中曾经备受争论和质疑,尤其是它挑战的是传统的物业管理模式和广州市对于建筑立面的长度规定。可幸的是,私有用地上公共空间对城市的贡献,立体空间的交流和休闲环境让新型办公模式获益,这个项目的设计最终达成了政府、开发商以及未来用户的三赢局面。
 
建筑以外的场地则是为中小企业量身定制的创意办公环境的延伸 - 所有公共空间高速WiFi覆盖;下沉式中央广场、屋顶花园、屋顶跑道、空中花园与周边生态和谐相融;墙体攀岩、屋顶农场、露天影院以及环绕式橡胶跑道,更提供了一种健康生活的可能。
 
万科云的建筑包括4个部分:
 
A:创意平层办公,大进深办公空间,可用作高新科技企业孵化基地
B及D:创意空间办公,预留立体空间改造的可能,适合灵活的创意产业办公环境
C:紧凑小型SOHO办公,适合微型起步企业
E:下沉式广场,设置专属会所,集健身、游泳、餐饮、会议等功能于一身,为中小企业休闲和办公提供配套服务
F:地下停车场和设备空间

Located in the core of Tianhe IBD, Cloud 9 is the flagship project of Vanke. The Cloud 9 Project has been a trailblazer in both urban vision and new property development from the very outset. 
 
One of the hallmarks of industrial society, the division of labor, breaks production down into a myriad of smaller independent and isolated tasks, leading to fragmented and static spatial organization patterns in relation to the division of labor. The trend toward high densities and the concentration of power have fueled cities to grow vertical and dense. These two factors combined produced mindless repetitive "vertical coffins" and monotonous facades, which results in monotony and predictability of interior space. Instead of building another box to confine people in a rigid environment, it is better to release people from the limitations and let the city enter a flexible space mechanism full of communication, participation and possibilities. Cloud 9 is an initial probe into the ideal three-dimensional city. It makes an attempt to express the heaven-and-earth continuum in a three-dimensional space, give freedom to dwellers and expose them to more random social events. This is so much like reshaping the urban landscape to make buildings the extension of the land so that they will not stand in isolation any more.
 
Cloud 9 is a massive building with a height limit of 40 meters and more than 80,000 square meters of plot ratio area that lies on an irregular corner plot of 30,000 square meters. If the conventional stand-alone pattern is adopted, it will be a dense building phalanx. The design of Cloud 9 is of a brand-new distinctive style, adopting the hexagonal ring-shaped layout that releases 9,000 square meters of inner courtyard and over 10,000 square meters of external open space! The open and empty holes at the bottom of this giant ring contribute to the internal-external permeability. The hollowing-out as well as undulations at the top of the ring produce a variety of 3-D open spatial layers. They also allow sunlight and natural air into the inner courtyard. The ring-shaped undulations form the three-dimensional roof garden that is four hundred meters long. This kind of publicness and openness has triggered many debates and doubts in the design process because in particular, it challenges the traditional property management model and the provisions of Guangzhou government for the length of the building facade.  Fortunately, the novel office mode benefits from the contributory open space on the privately-owned land, and the three-dimensional communication and leisure environment. This project design finally achieves an all-win situation among the government, developer and future dwellers.

The site beyond the building is the extension of the innovative office environment tailored for small and medium-sized enterprises (SMEs): high-speed WiFi covers all open spaces; the sunken central plaza, the roof gardens, the roof runways and hanging gardens exist in harmony with the surrounding ecology; the climbing wall, the roof farms, the open-air cinema and warp-around rubber track provide the possibility of a healthy life.
 
The Cloud 9 building consists of four parts:
 
A: Creative flat-floor office and large-length office space that can be used as the incubator bases of high and new-tech enterprises
B& D: Creative space with 3D space conserved for possible reconstruction and suitable for innovative and flexible office environment
C: Compact and small-sized SOHO office suitable for small start-up enterprises 
E: Sunken plaza and exclusive clubs integrating fitness, swimming, dining, meeting and other functions deliver exceptional work and leisure facilities to small- and medium-sized enterprises. 
F: Underground parking garage and equipment space
