近期完工的查尔斯社区新桥疗养中心坐落于马萨诸塞州宁静祥和的戴德姆,这里青松环绕,还生长着当地著名的百年山毛榉。该疗养中心的设计旨在提高居民和访客的精气神,使多代人汇聚一堂,共同学习、生活和分享。查尔斯社区位于查尔斯河一带,占地162英亩(约65.56公顷),身处敏感环境,是希伯来老龄化研究所一百年多来投入力度最大的老年服务项目,融入了珀金斯·伊斯曼建筑设计事务所的愿景和专业知识,可谓是北美最全面、最周到的老年疗养园区。
雪松、铜及青石拼贴出相互交织的主体结构,通过天然材料和颜色的使用,体现了以当地元素为基础的当代设计语言。该园区巧妙地设计了多栋建筑,使之与周围景观融为一体。园区的整体美感散发着一种非比寻常的优雅,凸显了园区周围的新英格兰小镇独有的特色。巨大的窗户、原生的颜色和图案重新诠释了这一谦逊朴素的寻常风格,使其焕发出21世纪的新风采。
 
持续关怀

这个非凡卓越的社区建筑规模达一百万平方英尺,力求吸引不同世代的人们齐聚一堂,为生命旅程中的各个里程碑提供最优越的生活环境。该社区囊括了壮观的社区中心、创新型医疗中心以及各种居住选择,包括别墅、村舍、辅助生活型及记忆支持型房间,提供长期护理和亚急性护理。社区附近还建有一所学校,有八个年级近450名学生,各种辅助操场及运动场配备齐全。
建筑面积达13.5万平方英尺(约1.25公顷)的社区中心鼓励并支持各年龄层的居民、员工及访客进行互动。该社区中心包括四个与众不同的就餐点、一个接待大厅、一家生机勃勃的咖啡店、一家电影院、一间机房、一间艺术工作室以及数不胜数的居民访客聚会空间。
新桥疗养中心的医疗保健服务是针对重视居民需求和偏好的新型护理模式而设计的。独特的设计与建筑特色有助于打造各种社区,并促进居民、员工及访客之间的互动。独特的医疗中心投入了大量物资进行建设并与一线护理人员保持联系,内部设有268个私人房间,大多配有私人浴室,围绕在乡村式的中央厨房周围,从而形成了一个家庭式社区,方便居民对餐饮选择及日常起居作出决定。
 
社区意识

每种居住选择的建筑及室内装修均拥有极高的居住品质及独立自主的程度。作为该园区的主力设施,社区中心的设计旨在营造一种更为开放的氛围——一个欢迎并鼓励每个人进行互动的环境。在就餐区周围建造社会互动设施是人类的一种本能实践,该中心的多种就餐选择包括休闲咖啡厅及大型群体正式用餐区。
如今的消费者对生活方式的折中选择极为敏感,他们所期待的是如同度假村一般的体验。根据酒店业目前的流行趋势,该社区采用了一系列规划性元素,吸引居民走出私人公寓与亲朋好友、社区员工及访客进行互动。这一与众不同的园区设有图书馆、健身俱乐部、游泳池、电影院及各种大型的私密聚会空间,大大提升了其对公众的吸引力。
 
亲近自然

符合美国能源与环境设计先锋奖认证标准的可持续设计特色使这一多代同堂的园区遍布草甸、池塘和步道,体现了对环境负责的设计方法。
结合现存的树木及当地的自然特色是初步规划阶段的重中之重,初步规划由坎布里奇的Chan Krieger Sieniewicz (CKS)负责完成。连接园区内多栋建筑的绿色屋顶下分布着该社区的多个停车空间,这些空间共同构成了新的开放空间,通过更加清晰的道路系统与社区联系起来,使居民得以穿梭于室内外庭院与狭长景观之间,徜徉在难忘的户外场所与体验中,通过自然享受终身学习的机会。此外,绿色屋顶还融入了雨水采集与旱生园艺等绿色设计理念。

该社区采用了新英格兰最大的闭环地热供暖冷却系统,该系统由400个传热井组成,有望节省50%的天然气消耗量并减少近35%的二氧化碳排放量,相当于每年18,000,000磅。

Nestled among the pine groves and locally celebrated100-year beech tree of tranquil Dedham, MA, the recently completed NewBridge on the Charles community is designed to support the minds, bodies, and spirits of residents and visitors—bringing together many generations in a setting of learning, living, and sharing. Set on 162 acres of environmentally sensitive land along the Charles River, the community is the culmination of more than a century of commitment to senior care from Hebrew SeniorLife combined with the vision and expertise of architect Perkins Eastman. It is truly the most comprehensive and thoughtful campus in North America.

The elemental and connected collage of cedar, copper, and bluestone structures reflects a contemporary design vocabulary based on the local vernacular, utilizing natural materials and colors. The volumes of the campus’ multiple buildings were crafted to fit carefully into the landscape. The overall aesthetic is elegant but informal, characteristic of the New England towns that surround the site. Unpretentious and simple, the familiar style is reinterpreted with large windows and naturally occurring colors and patterns—making it refreshingly 21st century. 

 
Continuum of Care 
The remarkable 1M sf community strives to bring together multiple generations while providing optimal living for all milestones in the aging continuum. It comprises a spectacular community center; innovative health center; and a variety of living options including villas, cottages, and assisted living as well as memory support rooms, long term care, and sub-acute care. The site also co-locates a school for 450 K-8 students and all of the ancillary play and athletic fields. 

The 135,000-square-foot community center encourages and supports interaction between residents, staff, and visitors of all ages. The components of the community center include four unique dining destinations, a welcoming lobby, a lively coffee shop, a movie theater, a computer room, an art studio and countless spaces for meeting with fellow residents and visitors.

Healthcare services at NewBridge are designed for a new model of care emphasizing the needs and preferences of residents. Special design and architectural features are used to create communities and foster interaction among residents, staff and visitors. The unique health center—developed with considerable input and dialogue with the front-line caregivers—includes 268 private rooms, most with private baths, organized around a central country kitchen to create a household community that supports residents’ decision making and choices about meal selections and daily routines.
 

A Sense of Community
The architecture and interior design of each of the housing options has a strong residential quality and a degree of separation and autonomy. The design of the community center, the anchor of the campus, strives for a more public feel—an environment where everyone is welcome and encouraged to interact. Building social interaction around food is an intuitive human practice, and the center’s multiple dining options range from a casual café to large group formal dining.

Today’s consumer is extremely sensitive to compromises in lifestyle, and they expect an experience similar to a resort. Based on current trends in hospitality, the sense of community is furthered with programmatic elements aimed at drawing residents out of their private apartments to interact with friends, family, staff, and visitors. A library, fitness club, pool, theater, and a variety of both large and intimate meeting spaces add to the community appeal of this unique campus.
 

At Home with Nature
With sustainable design features equivalent to LEED Certification, the multigenerational campus features an environmentally responsible design approach abounding with meadows, ponds, and trails. 

Integrating existing trees and the site’s natural features was a priority during initial planning, completed with Cambridge-based Chan Krieger Sieniewicz (CKS). Newly created open space was also celebrated by consolidating the community’s parking spaces under a green roof that connects several campus buildings—establishing connections with the community through clearer pathways between interior and exterior courtyards and vistas, memorable outdoor places and experiences, and opportunities for life-long learning through nature. The green roof also integrates green design principles like storm water capture and xeriscaping.

The community utilizes New England’s largest closed-loop geothermal heating and cooling system which comprises 400 heat transfer wells. The system is anticipated to generate a 50% savings in natural gas consumption while reducing CO2 emissions by almost 35%, the equivalent of 18,000,000 lbs per year.
