湖上圣约翰大厦将都市生活与前瞻性设计融为一体,打造出独立的老年生活社区。该社区着力营造以最优越的居住和养生服务为特色的环境,从而提供整合城市活动及滨湖休闲的首创生活方式。这种设计力求实现全面养生、健康生活及增进代际联系等多功能用途的目的。新圣约翰大厦于2011年夏天竣工,共12层,88个单元,每个单元均可欣赏湖畔风光,还设有住户与大众共享的各种环境。住宅单元大小不一,从1 092到2 285平方英尺(约102至212平方注)不等。
该建筑位于密歇根湖畔的密尔沃基市中心,近期完工,充分利用了滨湖区的自然元素,广泛应用再生材料,打造宁静祥和的背景色。作为北展望大道现有园区的扩建项目,新建大厦使圣约翰社区得以继续为老年人提供全面的前瞻性养生及养护服务。
 
前瞻性解决方案
该项目倾向于各种奢华酒店的建筑设计,而非仅局限于养老院级别的便利设施。色彩斑斓的立面体现了大楼的混合功能;从地板到天花板的窗户及公共通道勾勒出了新咖啡馆和画廊的轮廓,而常见的开窗布局、穿孔开口及阳台则展现了大楼的住宅特性。
除了七种典型的户型外,该大厦还建有个性鲜明的阁楼,阁楼上设有四个特殊设计的单元。此外,所有住宅均拥有开放宽敞的平面布局。总而言之,该大厦的设计目的就是为不同住户提供满足其需求的“家园”而进一步的单元定制选择则增强了以人为本的社区理念。
 
与周边社区融合
鉴于圣约翰社区位于活跃的都市中,该大厦的设计使住户与密尔沃基市中心的便利设施之间的互动性最大化——包括餐饮、文化、零售、娱乐及公共交通等设施。
大厦的设计采用了提升透明度的巨大窗户及玻璃立面,使居民尽享湖泊美景,同时连通小区外的街道,将小区与周围社区连接起来。该设计还将都市能量注入小酒馆,并从街道方面激发大楼的活力,以迎接住户及访客。环绕大楼一层的新画廊极为宽敞,可展出各种艺术媒介,帮助吸引访客及行人的注意力。
同时,设计团队还努力保留并完善圣约翰社区旧建筑原有的空间及便利设施。为了将两栋建筑的住户连接起来,设计团队还翻修了各个走廊,以拓宽视野,同时建造了一个新的屋顶花园及果岭,为住户乃至大众提供直接的户外聚会空间。
 
促进全面养生、提升文化内涵
新大厦的设计体现了健康养生的生活理念,积极迎合养生的六个维度:身体、智力、社会、职业、精神和情感。两栋建筑的所有空间均进行了灵活设计,可一一体现这六个维度。循环通道极具灵活性,因为环形道路可方便人们在任何季节散步并鼓励住户参与各种养生项目。
文化艺术中心及画廊是圣约翰的一大特色。该中心增强了该社区机构与密尔沃基艺术的独特联系,为艺术展、演出、讲座、宴会及各种社会活动的举办提供了场地,并向住户、职工及社会大众开放。新大厦一楼整层的设计为文化艺术中心提供了支持,可举办大型活动或艺术展,同时设有深入小酒馆的活动空间,将走廊甚至是户外空间融入雕塑公园、露台及停车场。
作为现场水疗与养生中心,LifeStreams为人们的疗养及放松提供了舒适的环境,并从颜色、图案及质感等方面再现湖畔美景。室内游泳池可作为水上运动课程、游泳及水疗的场所。游泳池内设有一堵巨大的玻璃墙,人们可借此欣赏密歇根湖的美景,并在任何季节与户外空间形成联系,从而营造出一种舒适的氛围,体现圣约翰致力于健康与养生的宗旨。

Introduction
St. John’s on the Lake combines urban living and forward-thinking design for independent senior living. The St. John’s community is focused on providing a premier lifestyle that combines city activity with lakeside leisure in an environment featuring the finest residential and wellness services. Their approach emphasizes a commitment to holistic wellness and healthy living and a mix of uses that promotes intergenerational connections. The new St. John’s tower, completed in the summer of 2011, is a 21-story, 88-unit tower that features lake views from every residence and an array of hospitality-branded environments for both residents and the public. The residential units range in size from 1,092 to 2,285 s/f.
Located in downtown Milwaukee on the shore of Lake Michigan, the recently completed building takes cues from its waterfront address in the natural palette and reclaimed materials used throughout, providing a serene backdrop. As an expansion of the existing campus at North Prospect Avenue, the new tower allows the St. John’s community to continue to provide a comprehensive continuum of forward-thinking wellness and residential care services to older adults.
 
Responsive, Forward-thinking Solutions
Perkins Eastman, in association with Continuum Architects, designed the new tower as a mixed-use residence that is customizable for its occupants, and includes amenities more attuned to a luxury hotel than a retirement home. The building’s mix of uses is expressed in the variegated façade; the new café and gallery are defined by floor-to-ceiling windows and public access, while residential characteristics within the tower are defined by the familiar fenestration, punched openings, and balconies.
With seven typical units, plus a signature penthouse floor with four specially-designed units, all residences provide open and spacious floor plans. Overall, the design goal was to provide a variety of choices that would resonate with residents as “home,” while the option for further customization of units reinforces the person-first philosophy that defines the community.
 
Integrating with the Surrounding Community
As St. John’s resides within an active urban area, the building was designed to maximize the residents’ ability to interact with all of the amenities available in downtown Milwaukee—dining, cultural, retail, entertainment, and public transportation.
The tower’s design connects the campus to the surrounding community through the use of large windows and a glass façade to create transparency, connecting residents to gorgeous lake views and the streets beyond the campus. and bring the urban energy into the bistro, activates the building at street level, welcoming residents and visitors alike. The new gallery, wrapping around the building’s first floor, is expansive enough to allow for the display of a wide range of artistic mediums, which helps attract visitors and passersby.
At the same time, great effort was taken to respect and enhance the spaces and amenities that already existed in the older building within the St. John’s community. To connect residents across both buildings, corridors were renovated to maximize views, while a new rooftop garden and putting green provide outdoor gathering space that is directly accessible to all residents and even open to the public.
 
Promoting Holistic Wellness and Cultural Enrichment
The new tower’s design embodies a philosophy of healthy and holistic living, and actively caters to the six dimensions of wellness: physical, intellectual, social, vocational, spiritual, and emotional. All of the spaces within both buildings are designed to be flexible to address these six dimensions. The circulation path is central to flexibility, as it provides a loop for walking during any season and encourages residents to participate in various wellness-based programs.
The cultural arts center and gallery is a highlight of St. John’s. Supporting the organization’s unique connection to the arts in Milwaukee, the center provides space to host art exhibits, performances, lectures, banquets, and various social events, all open to residents, staff, and the greater community. The entire first floor of the new tower was designed to support the cultural arts center and can be activated to host a large event or art exhibit, with room for activity to spill into the bistro, connecting corridors and even the outdoors into the sculpture garden, terraces, and motor court. 
LifeStreams, the on-site spa and wellness center, provides a soothing atmosphere for therapy and relaxation, and evokes the lakefront setting in its colors, patterns and textures. The indoor pool offers space for aquatic classes, lap swimming, and therapy. With an expansive glass wall that offers views of Lake Michigan, the pool provides a connection to the outdoors in any season, creating a soothing environment that underscores St. John’s commitment to health and wellness.
